  • Description

    HVAC:  4 separate zones/separate heating and cooling units, individually controlled by advanced-technology programmable thermostats with outside and inside readings for temperature and humidity.  The 4 zones are the first floor main living area, second floor, first floor guest suite/entry, and sunroom.  

    The finished basement is connected to one of the heating and cooling systems and has a separate basement-controlled thermostatic damper feeding the basement supply ducts. 

    The sunroom is also serviced by an additional hydronic (hot water) radiant floor heat system with controls for room temperature and floor temperature and a separate additional programmable radiant thermostat.

    Sunroom heating/cooling installed in 2011.  All other systems installed in 2012.  Units are all super-high efficiency Trane systems with variable speed blowers.  Basic heating is gas-fired forced hot air.  Three Aprilaire Humidifiers with humidistat controls were installed in 2012.  All systems include Aprilaire high-efficiency, high MERV-rated air-cleaner filters.

    WATER HEATING:  75 gallon large capacity gas-fired water heater includes separate recirculating line to second floor for even and quick distribution of hot water.  Master bath has a high-efficiency supplemental circulation pump to deliver relatively instantaneous hot water.

    ELECTRIC:  400 amp capacity (2 separate 200 amp panels).  Backup power supplied by a 13kw Generac permanently installed natural gas-fired standby generator and custom high capacity transfer switch and panel.  Modern "Decora" lighting switches throughout house.  Most lighting is dimmer controlled.  Most outside lighting has been upgraded to high-efficiency, long-lasting CFL lighting and is controlled by "X-10" programmable switching to automatically turn on and off with computer adjustment for changes in daily sunset times as well as daylight savings time.

    GARAGE DOORS:  Dual high-quality garage door openers with remote transmitters, dual digital entry kepads, safety sensors, and dual backup batteries to operate garage doors during a power outage.

    SECURITY SYSTEM:  Security system upgraded in 2013 to include internet-based and radio transmission (eliminates the need for phone lines).  System includes entry, motion, fire/heat/smoke sensors.  4 security keypads.  Internet based system allows system control (arming, disarming, monitoring, etc) over the internet or through smart phone.

    BATHROOMS:  Renovated bathrooms include high-end master bath with travertine floor and half-wall with glass accents, full travertine large shower with heavy-duty frameless glass and separate controls for main shower head, hand held spray, and body sprays.  Vita Bath "Aroma Spa" deluxe air-jet massage tub with digital controls, heated air jets, adjustable airflow and self-clean functions.  11-foot long custom vanity/cabinetry by Luxor includes quiet-close drawers, built-in clothes hamper, internal electrical outlets for hair dryer storage and use, dual undermount sinks with California faucets, dual recessed medicine cabinets, and high-level granite countertop.  Toilet is a sleek Toto unit.  Custom double-door bathroom entry doors with opaque glass inserts.  Fan-Tech remotely-located exhaust system with dual intakes (fan motor is remotely located in another part of the attic for quiet operation).  Six separately switched dimmer-controlled lighting zones in master bathroom. 

    Second floor hall bath was fully renovated to include new tile flooring and full subway tile shower/bath, undermount double-sink vanity with high level granite countertop and California faucets, Toto toilet and new glass-enclosed tub/shower with thermostatic/volume control sprays.
